The Stepping Stones purchasing solution was developed by Oceanico Group in 2006 to offer buyers an alternative approach to buying a dream home in the Portuguese sun. It allows a number of unconnected buyers to combine their resources and collectively own a beautiful property.

Stepping Stones meets the needs of today's potential buyers - those who would love to buy their dream home but since they can only visit for a few weeks each year, don´t wish to purchase outright. And those who are cautious, preferring to test the idea of ownership abroad before further commitment. Whichever way, you'll own a property freehold with Oceanico supplying your co-owners.

Buying property through Stepping Stones is possible at a number of Oceanico's quality resorts. As with any other property purchase you'll be interested in the location and style of your new home. You'll need to be assured that the build quality is excellent. And if you're looking to share the cost of buying an apartment or villa you'll want the interior décor, furnishings and equipment to be attractive and durable. At an Oceanico development you can relax in the knowledge that each property has been built with the highest specifications in mind.

Stepping Stones is available in quarter or twelfth share ownership options, allowing a group of up to 4 or 12 unconnected buyers to enjoy the benefits of owning a home abroad at just a proportion of the full costs.

Quarter share ownership is available at three of our luxury resorts in Portugal, Baía da Luz in Praia da Luz, Belmar Spa & Beach Resort, Lagos and Amendoeira Golf Resort near Silves. Quarter share owners can enjoy up to 3 months occupancy a year on the Stepping Stones rotational system.

Twelfth share ownership is available at Baía da Luz in Praia da Luz and enables owners to enjoy 4 weeks fixed use of the property each year, a great way of recouping holiday costs and owning at the same time.

The success of a resort ultimately depends on the enthusiasm and skills of the management team. At Oceanico we pride ourselves on having well trained and motivated staff who will manage the property to the highest standards.

Rental opportunities when you're not there

Assuming you share your property with other owners, you will each be entitled to 1 month or 3 months occupancy in accordance with the Stepping Stones system, depending on your ownership scheme. So, if you plan on using the property for less than your allocated time, Oceanico can rent out the balance through the Resort Management Service. Whichever way, it will help defray your annual expenses. Again it makes sound financial sense.

Stepping up the property ladder

The concept of Stepping Stones recognizes that many buyers would like their investment in the overseas property market to be very controlled and considered. However there may come a time when you would like to move on to a larger shared property or even buy an apartment or villa outright. No problem. Oceanico has a solution.

Three Year Buy Back Guarantee

If you decide to upgrade to a more expensive property, after offering your property to your co-owners, Oceanico will guarantee to buy back your Stepping Stones investment, for up to 3 years. Then you can either buy in the same development or another attractive Oceanico property in Portugal.

Or if you want to sell

The Stepping Stones documentation clearly lays out a procedure for selling your property. You will have a valuable asset to sell on the open market and the resale system is logical and fair.

Either way Oceanico will manage the whole process for you and ensure the maintenance and upkeep of your property when you are not there.
