Stepping Stones is available as either quarter share or twelfth share ownership, allowing a group of up to 4 or 12 unconnected buyers to enjoy the benefits of owning a home abroad at just a proportion of the full costs.
Quarter share ownership is available on apartments at our Vila Baia resort in Praia da Luz and apartments and villas at our Amendoeira Golf Resort near Silves, both on the Algarve. Quarter share owners can enjoy up to 3 months occupancy a year on the Stepping Stones rotational system and only pay a proportion of the total annual management, maintenance and administration costs.
However, why pay for 3 months when you only use the property for a maximum of a few weeks a year, perhaps just for your annual summer holiday?
Twelfth share ownership is available on linked villas at our Vila Baia resort in Praia da Luz and enables owners to enjoy one month's fixed use of the property each year, a great way of recouping holiday costs and owning at the same time, whilst only paying the same proportion of annual costs. The price also includes a quality furniture package, so there are no hidden extras.

Oceânico is one of the first companies to offer such mortgage options in the overseas property market. UK and Ireland Investors can finance up to 60 per cent of the purchase price of a Stepping Stones villa or apartment, a purchase option is offered through a mortgage that is not linked to their own home. Stepping Stones meant many more people would be able to enjoy all of the benefits of a property in Portugal. Now, the new mortgage options mean that even more people will be able to invest in a Stepping Stones property without having to realize other investments.

Rental opportunities when you're not there
Assuming you share your property with other owners, you will each be entitled to either 1 month or 3 months occupancy in accordance with the Stepping Stones system, depending on your ownership scheme. So, if you plan on using the property for less than your allocated time, you can rent out the balance either to your friends and family, your co-owners or through the Resort Management Service. Whichever way, it will help defray your annual expenses. Again it makes sound financial sense.
Stepping up the property ladder
The concept of Stepping Stones recognizes that many buyers would like their investment in the overseas property market to be very controlled and considered. However there may come a time when you would like to move on to a larger shared property or even buy an apartment or villa outright. No problem. Oceânico have a solution.
Three Year Buy back guarantee
If you decide to upgrade to a more expensive property, after offering your property to your co-owners, Oceânico will guarantee to buy back your Stepping Stones investment at 5% per annum on your original investment, for up to 3 years. Then you can either buy in the same development or another attractive Oceânico property in Portugal.
Or if you want to sell
The Stepping Stones documentation clearly lays out a procedure for selling your property. You will have a valuable asset to sell on the open market and the resale system is logical and fair.

With a choice of two bedroom luxury apartments and three bedroom villas available, Amendoeira offers every facility & amenity you could wish for, including a Sporting Club, Club House, indoor swimming pools, restaurants, a business centre and many more.
Or, if you prefer the beach, Vila Baía is perfect for you, only 200 metres from the beach with a range of on-site facilities, including swimming pools, restaurant, children's facilities, multi-purpose sports pitch and a tennis court, you can chose from a one bedroom apartment up to a three bedroom apartment/penthouse.
Stepping Stones twelfth share ownership is available at 3-bedroom linked villas at our Vila Baía resort. Each linked villa is equipped with state of the art technology including satellite free to view system, television, DVD, hi-fi, air conditioning, an electric shutter system on the windows, a fully equipped kitchen fitted with Siemens appliances, white "Roca" sanitary ware in the bathrooms and a central vacuum system.
