Oceânico would like to give high quality property agents, who share its philosophy of professional service and high quality, the opportunity to share in its success and to this end we have established the Oceânico Agents Web Portal in order to assist in providing up-to-date and relevant information, available through the click of a mouse

Process:

• Any property sales agent may apply; each application will be vetted by Oceânico.
• If accepted you receive:
• A unique agent identifier number
• A login to the Oceânico agents portal
• The agents portal will give access to:
• Development site plans, property details & floor plans, pricing, etc.
• Information on additional products and services provided by Oceânico such as the fractional purchase scheme, Exchange Bond, property services management, rental management etc.
• Images and logos for use on your web sites and literature with guidelines for their use
• News section containing information on events, launches, developments & property info etc.
• Ability to submit a new client lead using a form that transposes directly into the Oceânico CRM system
• A 'contact us' section
• NOTE: Only leads submitted through the portal and using the official lead submission form will qualify for commission.
• Due to the fact that clients often register with multiple agents the final qualifier for an agent to receive commission is to secure an appointment for the client to meet an Oceânico sales consultant. To this end:
• In the event that Oceânico receives multiple leads for the same client the first agent to submit an appointment for an inspection visit with an Oceânico sales consultant that takes place will secure the opportunity.

  Note: All appointments/inspection visits must be arranged through the customer services team at Oceânico on: 00 351 282 320 688.

• In the event that Oceânico is not successful in securing a sale to the client introduced by the agent, the client will remain associated with the agent for a period of 6 months from the original date of lead submission, after which the client will be deemed to be on the "open market".

Note:

For new or currently inactive agents we will not sign a new agency agreement immediately. We ask that you use the information provided through the portal to gain the clients interest, Oceânico will work with you to sell to the client and once the first client has placed a deposit on a property we will send you the new agency agreement. Once signed, this is a rolling agreement year on year.

Contract Terms Summary

The new contract terms favour our agents over the previous agreements we issued, the commercial terms are as follows:

• For well qualified leads that result in a property sale by Oceânico to the client introduced by the agent, we will pay a commission in the amount of 4%, calculated on the property price on which the business is effectively concluded, plus VAT (IVA) at the legal rate by the date of sale.
• The agency fees are reduced to a 3% commission during an exhibition event.
• The payment of the agency fees shall be made under the following conditions:
• 50% (fifty percent) on signature of the promissory contract and the remaining 50% (fifty percent) at the time of deed or conclusion of the transaction, 30 (thirty) days after presentation of an official invoice.
• Should the property be in construction and therefore a minimum two years gap is expected before the conveyance deed can take place and providing a reservation deposit is received at the signing of the reservation agreement or promissory contract, full payment of the agency fees will be made 30 (thirty) days after presentation of an official invoice.
